A lot of landlords in the WA3 area are sitting on properties they have owned for years, sometimes decades, with tenants who have been there long enough that the rent was agreed in a very different market. That is generally a good thing. Long-term tenants who look after a property are worth holding on to. But it does mean some landlords genuinely do not know what their property would sell or let for today, and that lack of clarity can cause problems when circumstances change.

Here is what you need to know.

A valuation does not require the property to be empty

Some landlords assume they need to wait until a tenancy ends before getting a valuation. That is not the case. A rental valuation can be carried out while a tenant is in occupation, and a sales valuation can be too. The process is the same — an agent visits the property, assesses its condition, considers comparable evidence from the local market, and gives you a view of what it is worth.

The main practical difference is that the agent will want to access the property with reasonable notice, and your tenant has a legal right to quiet enjoyment. Under most tenancy agreements, 24 hours notice is standard. Most tenants are perfectly happy to accommodate a valuation, particularly if they have a good relationship with the landlord, but it is worth letting them know the reason beforehand rather than letting them assume the worst.

Why landlords get a valuation while tenanted

There are several practical reasons a landlord might want a valuation with a tenant in place.
Remortgaging is the most common. If your fixed rate is coming to an end and you are shopping for a new deal, your lender will want a current valuation of the property. That process happens regardless of whether anyone is living there.

Portfolio review is another. If you own more than one property, keeping a clear picture of what each is worth helps you make sensible decisions about what to hold, what to sell and where to focus your attention.

Rent review is a third. Under the Renters' Rights Act, which came into force in May 2026, rent increases now need to follow specific processes and must be in line with market rates. Knowing what comparable properties are achieving in WA3 right now gives you a clear basis for a rent review conversation with your tenant, and protects you if the process is challenged.

What a local valuation can tell you that an online estimate cannot

Online valuation tools are useful as a starting point, but they work from broad postcode data and cannot account for the specifics of your property. A detached house on a quiet road in Culcheth and a semi on a busier street two minutes away might have very similar postcode data but very different values. A local agent who has recently valued and sold properties in your street will give you a number grounded in actual evidence rather than an algorithm's best guess.
